It's been a while since I've come across a property that will actually cash flow, with how conservative I am when analyzing income properties, and how current market is. 


As you'll see below, I take into account many other costs involved when owning rental properties, such as property management, vacancy AND realistic R&M, in which I estimate this to be approx 20% of income (many Realtors don't include these costs when they are selling income properties).

HOW DID TYLER GET STARTED ANYWAY?


Upon finishing his MBA, he worked 4 years in the family business before starting his career as a Realtor in Toronto in 2012. A year later, he was back in his hometown of Windsor, ON, helping many people buy and sell investment properties, learning the ropes and getting a better handle on what it takes to be a real estate investor.


After analyzing hundreds of properties, and with many investors walking away from what he thought were great investment properties, he decided he'll start buying them then. 13 properties later over a 13 month period, he was named the 2015 CREW Magazine Investor of the Year. 


Tyler now has 12+ of experience in investing in Windsor real estate, having bought and sold over 30 properties personally, and still currently own over 30 doors. He has also used various real estate investing strategies over these years, and owned almost every type of property as well, from Single Family Homes, to Condos, to Duplexes, to Sixplexes, to Triple Net Commercial Properties, to Mixed Use Properties ranging in size from 5 units up to 20.
